Hub Industrial by Nempresa targets logistics, manufacturing, and investors in Guatemala
Nempresa launches Hub Industrial in Guatemala, a strategic development offering modern warehouses and investment opportunities with stable returns.
Nempresa is advancing Guatemala’s industrial development with the launch of Hub Industrial, a project strategically located at kilometer 3.2 of the VAS Petapa, Amatitlán corridor, one of the country’s most densely populated and economically active areas.
Designed as a modern industrial ecosystem, the project integrates infrastructure, human talent, and logistical connectivity in a zone with strong growth potential for businesses and investors alike.
A long-term industrial development strategy

Hub Industrial will feature a total of 88 industrial warehouses tailored to serve a wide range of business models, from logistics operations to manufacturing companies and investment opportunities. The development will be executed in two phases: 47 units are expected to be delivered in 2026, followed by 41 additional warehouses in 2027.
This phased approach reflects a long-term vision focused on delivering ready-to-operate industrial spaces in a market where proximity to urban centers, consumption hubs, and key logistics routes has become essential for competitiveness.

A strategic logistics hub in southern Guatemala City
Located in San Miguel Petapa, the project benefits from one of the most dynamic urban areas in the country. Its population density, access to talent, and proximity to major distribution centers allow companies to operate close to their markets without sacrificing logistical efficiency.
The area’s connectivity to key routes such as CA-9, Atanasio Tzul, Boca del Monte, and the road to El Salvador further strengthens its role as a logistics node within the southern metropolitan region.

From a technical standpoint, Hub Industrial incorporates infrastructure aligned with current industry standards. The warehouses will include 8-meter shoulder heights, mezzanines, durable steel structures, high-capacity hydraulic systems, storm drainage with absorption wells, a wastewater treatment plant, reliable electricity supply, perimeter security with controlled access, and ample circulation areas for heavy transport.
“Hub Industrial incorporates technical specifications aligned with current sector standards, ensuring functional, durable spaces prepared for demanding industrial operations,” explained architect Edward Azurdia, Construction Manager at Nempresa.
Additionally, the project is part of the Santa Clemencia complex, reinforcing both asset security and long-term investment value.
Investment opportunity with stable returns
Beyond its operational focus, Hub Industrial is positioned as an attractive investment vehicle within Guatemala’s industrial real estate sector. According to Nempresa, the project offers an estimated return on investment between 7% and 10%, supported by steady demand and the sector’s resilience.
